Later living at scale in Hull
BREE Construction delivered Newbridge Village in Hull for Pickering and Ferens Homes, a pioneering later-living scheme on David Lister Road. With 82 bungalows, it became, on completion, the largest bungalow development of its kind in the country, designed specifically for residents in the over-50 age group who want to live independently in well-planned single-storey homes.
The 10.5 million pound scheme reached completion in the autumn of 2019. Newbridge Village has since been cited within the housing sector as a flagship case study in how to respond to the housing crisis through purpose-built later-living accommodation, where the right home type can support people to remain independent for longer. The scale of the development, and its single-storey format throughout, set it apart from conventional older persons' housing.
Recognition and integrated care
The quality of the development was recognised at the Inside Housing Development Awards 2019, where Newbridge Village won best older people's development in the over-50 category. The construction route used the EN:Procure framework, and the scheme drew on social value credits during delivery, embedding community benefit into the way the homes were procured and built.
Newbridge Village sits alongside the Jean Bishop Integrated Care Centre, a 9 million pound facility built on the adjacent site, whose name was unveiled at a major construction milestone for the wider development. The integrated care offer adds a further dimension to the neighbourhood for older residents, combining homes and on-site care within a single location. Together, the bungalows and the care centre form a considered later-living community in Hull that has gone on to attract both national and international recognition.
A model for purpose-built later living
By giving older residents homes that suit how they want to live, schemes of this kind can free up family housing elsewhere while improving quality of life for those who move in. The combination of 82 bungalows with the adjacent Jean Bishop Integrated Care Centre established a setting where independent living and accessible care sit side by side, securing Newbridge Village's standing as a flagship later-living community in Hull.
