Build-to-rent in the heart of Manchester

On Tariff Street in the centre of Manchester, 1NQ is a 75 million pound build-to-rent development that BREE Construction is delivering. The scheme provides 261 new rental homes in one of the city's most sought-after residential locations, close to the commercial, retail and cultural core that continues to draw renters to central Manchester.

The project was originally brought forward through a joint venture between Marco Living and Axis RE, and was unlocked by a 75.6 million pound forward-funding deal. Singapore-listed CDL has since acquired the development, expanding its UK living-sector portfolio and underlining the strength of the Manchester build-to-rent market and the confidence of international investors in the city's continued growth.

Delivering the homes

When complete, the development will provide 261 apartments for private rent, adding to the supply of professionally managed homes within walking distance of the city centre. The scheme is designed for renters who want quality accommodation and shared amenity space in a central location, with the building forming a substantial addition to the Tariff Street area.

Heb M&E is delivering the 8 million pound mechanical and electrical package across the development, supporting the servicing of the homes and communal spaces. The scale of the M&E works reflects the size and density of the scheme as it rises in the centre of Manchester.

Construction progress and programme

Work runs from 2024 to 2026. Construction is well advanced, with progress recorded at each milestone as the structure has risen and the elevations have been built out. Facade works reached an important point when mast climbers were removed from Block 2 in early 2026, marking completion of the brickwork on that part of the building.

As the structure tops out and the elevations are completed, 1NQ is progressing steadily towards handover, ready to bring a substantial number of new rental homes to the heart of Manchester. As one of the larger build-to-rent schemes underway in the city centre, 1NQ represents a significant contribution to Manchester's growing supply of professionally managed rental homes.
